New Home Construction Cost per Square Foot in Massachusetts

Cost per square foot is the first number everyone asks about — and the most misunderstood. Here is how to use it sensibly when planning a new home.

Typical planning ranges

  • Builder-grade or spec homes: often roughly $300–$400 per square foot.
  • Custom homes with upgraded finishes: often roughly $400–$550 per square foot.
  • Luxury and architecturally complex homes: frequently $550 per square foot and up.
  • These exclude land and are broad planning figures, not quotes.

What is (and is not) in the number

  • Usually included: foundation, framing, roofing, mechanical systems, interior finishes.
  • Often separate: land, site work, utilities, septic, driveways, landscaping, and design fees.
  • Ledge, wetlands setbacks, and long utility runs can add meaningfully to site costs in many Massachusetts towns.

Why design-build matters for new homes

  • Designing and pricing together means every drawing is checked against the budget as it develops. Combined with our in-house project-management software, that is how we keep 99.5% of projects ahead of schedule and under budget.

Ranges are general planning estimates for the Greater Boston and Massachusetts market. Every project is priced individually — contact us for a line-by-line number.
